Adding heavy structural design components and much safer minimum design specifications to even the simplest residential and light commercial projects is highly important to our design and construction methodology. We never skimp on safety and structurability.
For instance, we always promote and require the use of deck-warp resistant ledger boards all around the edges of our project decking. Safety rails will never be an option on any of our boathouse and marina projects where steel lift frames can be left in the open slips while the family is boating. This design came from 2003 when we heard of a 7 year old girl falling into an open slip with the boatlift frame left down. She ended up in a wheelchair for life. So I always remember that and design the Waterside and now the Shoretech Marine Boatslip Safety Rail System which goes into EVERY boatslip we build now.
This design has saved countless injuries and possibly even some lives over the years, and we have received many of thank-you letters from families telling us about accidents prevented from our insistence of their use as a design standard over the years.
Since the advent of genetic alterations to commercial forestry to promote faster pine tree growth, all soft grain lumber is now less resistant to dry warping and splintering, and much weaker as a structural building product. Simple engineering can circumvent this and the cost is always minimal, a few hundred dollars in deck edge ledger boards can save thousands in future repairs.
The use of 3 inch by 8 inch full-dimension timber stringers on Shoretech Marine Construction (formerly Waterside Construction) decks are designed to last several decades instead of one or two. We know our decks will be there in 2040 and 2050 when other cheap design methods using 2×6 and 2×8 structural deck stringers will need a complete replacement in less than 15 years. With good maintenance and high quality paints like Benjamin Moore products for instance, a deck or pier can last for 40 to 50 years, even in the brutal Texas Sun. Up north the old construction projects routinely last 50-150 years with decent maintenance… so why not now? Laziness, cheap construction methods and complacency instead of integrity.
Considering that the price of our deck, boathouse and pier projects is usually somewhere between $18 and $25 per square foot depending on the size and piling/post density, we are close to the same price as our competition – but our quality vastly outperforms due to these simple minimum design/engineering specifications.
