Of the lakes in this corner of Texas, Bridgeport is the one where a private owner can still permit new work. It belongs to the Tarrant Regional Water District, not the federal government — and TRWD runs an active improvement-permit program.

The Permit Comes First

TRWD permits new work here — and here is what it takes.

Elevation 836.00 is the line. At or below it, nothing gets built, placed or operated without a permit — including additions and modifications to a structure that already exists.

Lake Bridgeport is owned by the Tarrant Regional Water District, which handles shoreline permitting through Western Reservoir Operations at 10201 North Shore Drive, Fort Worth — 817-237-8585. It is the same improvement-permit program TRWD runs on Eagle Mountain Lake, and it is a genuinely different world from the Corps of Engineers lakes an hour east, where new private docks and boathouses are not being permitted at all.

A complete application is a real package. TRWD wants the application signed by the owner, the contractor and, where applicable, a master electrician; a recorded plat; proof of ownership; scaled plans at one inch to thirty feet or larger; and a $100 non-refundable fee. Before the pre-permit inspection, your lot corners have to be marked at the roadside and again down at elevation 836.00 — a survey task, not a guess with a can of paint. The contractor supplies a general liability certificate naming TRWD as additional insured with a waiver of subrogation, at no less than $500,000 per occurrence. Allow ten working days.

None of that is an obstacle when it is handled as part of the build. It becomes one when an owner discovers it after the design is finished, the boat is bought and the season has started. On Bridgeport, the permit is where the schedule begins.

The shoreline formula caps the size

Structure area is tied to how much shoreline you own: 8 square feet per linear foot for the first 150 feet, then 4, then 2. Frontage, not ambition, sets the maximum — and it is worth knowing your number before you fall in love with a layout.

Approved seawall materials only

Concrete, soil cement, steel sheet piling of at least 8 gauge, PVC sheet piling, pressure-treated lumber and rip rap. Creosote is never approved. Specify outside that list and the permit stops, however good the price looked.

Dredging has to leave a safe profile

A cut must finish as a gently sloping bottom — no holes, no sudden drop-offs. That is a swimmer-safety rule as much as an engineering one, and it changes how a slip is cut and where the spoil goes.

Know the Water

Rock, gravel, and twelve feet of movement.

Roughly 12,000 acres on the West Fork of the Trinity in Wise County, with the upper end reaching into Jack County.

Bridgeport is rocky and relatively clear, with about 170 miles of shoreline: some 7 miles of rip-rap, around 90 miles of boulder bank, and submerged gravel deposits left from when the river ran free. It reaches 85 feet deep. For a marine contractor that adds up to hard driving conditions and a shoreline where the wall system has to be chosen for rock, not for mud.

The level is the other defining fact. Conservation and spillway elevation is 836.00 feet msl, the 100-year flood level is 842.60, and TRWD holds a flood easement up to elevation 851.00. Texas Parks and Wildlife puts average annual fluctuation at about 12 feet — the widest swing of the lakes in this region, because TRWD works Bridgeport as water-supply storage alongside Eagle Mountain and Lake Worth.

Twelve feet is the number that separates a structure that works every year from one that is stranded in the fall and swamped in the spring. Pile length, walkway slope, lift selection, bumper heights and the height of the first deck board all get set against that range rather than against the water on the day of the site visit.
