That single arrangement is the thing to understand before you plan anything. Because the shoreline is leased rather than owned outright, dock and shoreline work goes through the City of Weatherford, and the submittal is expected to show where the structure sits relative to the lot lines and to the improvements already there. On a lake this tightly built, that drawing is not a formality — it is how the city keeps neighboring structures from crowding one another.

About seven miles east of Weatherford off US 180, on the Clear Fork of the Trinity River, running 39 feet at its deepest.
This is a small Parker County lake with moderately clear to stained water. Texas Parks and Wildlife lists piers, boathouses and the rip-rap along the dam as the primary structure on the lake, with cattails and American lotus up in the shallow end. In other words, the existing private structures are the cover — a direct sign of how developed this shoreline already is.
Conservation pool is 896 feet above mean sea level, and TPWD reports annual fluctuation of two to eight feet. Eight feet at the top of that range is enough to strand a fixed structure that was set for a full lake, and enough to submerge a walkway that was set for a low one, so the design has to work across the whole band rather than at the level on the day of the site visit.
